A roofing sub-contractor that ha just opened up his own roofing company gave an estimate that was $200 cheaper than the other bids received.

The article goes on to say that “He assured us he was licensed with the state, residential and commercial, and since he’d been with the other company so long I didn’t check,” said Mary Wheeler.

These folks trusted the subcontractor and wrote him a check for over $3,0000 to get materials to start the project. The roofing company sent over some laborers to strip off th old roofing shingles the very next day. The roofing crew promised to return in the morning.

Needless to say they never returned. The wheelers were left with an exposed roof and $3,000 poorer.

When they left at the end of the day, the crew told Mary Wheeler they would be back the next morning. The Wheeler’s roof was gone, shingles piled up in the yard. The crew never came back and after a week of trying, the Wheeler’s could not reach the contractor. The article goes on to say that “Snow and rain fell and damaged the ceilings inside their home.”

Is it mold and why is it developing on your Atlanta Roof?  The culprit is known as “black algae”.

What is black algae, why does it develop and what can you do about it?

The answer apparently has to do with what the shingles are actually made of.  Most shingles use limestone as a filler which acts as a magnet for black mold.  Notice how these questions are answered in this recent article from the Philadelphia Enquirer that interviewed a local roofing company in Philly:

“Black algae really loves the stuff, with all those nutrients, and shady spots on the roof supply constant moisture, keeping the limestone damp and helping the algae grow,” Dunbar said.

The mildew, that green stuff, feeds off the black algae, he said.

Black algae typically takes about 10 years to begin appearing, about the time the 10-year manufacturer’s warranty on algae expires, Dunbar said. Some shingle manufacturers have been adding waste from copper processing to the limestone filler because copper has been proven to deter algae growth.

I’d say the biggest roofing shortcut is the “bait and switch.”  In this case a contractor will sell you a specific product or up-sell some specific components and then use a less expensive product or leave a specific component out entirely.

Another short cut could involve insurance.  Just because someone shows you an insurance certificate does not mean it is valid or covers the laborers actually working at your job site.  A common Workers Compensation policy can appear valid, but may actually be a “ghost policy” which excludes the owner and if his workers are sub-contracted then they are not covered (unless they have their own policy) and could quite easily sue the homeowner if they are injured on the job.

 Thirdly, you also want to read your contract specifically and see if you are responsible for any extra labor and materials needed to finish the job.  It is quite easy for a contractor to ship less material than needed or remove some when you aren’t looking and then claim they’re short and you have to come up with more money.  The contractor should be responsible for measuring a re-roof or plans for new construction and calculating correctly.  The only time an owner should be responsible is if they add square footage to a job or change plans after the bid.
